What the installer will consider

Property type and construction: Edinburgh and the Lothians includes traditional tenements, terraces, modern developments, detached homes and rural properties. The installer will consider the building, available space and any access or planning constraints.

What about tenement flats in Edinburgh?

Tenements make up a large share of central Edinburgh's housing. Under the Tenements (Scotland) Act 2004, the roof of a tenement is typically owned in common by all the flat owners unless title deeds say otherwise — so installing solar or battery equipment on a shared roof legally requires the other owners' consent, not just their goodwill. This is confirmed at the property visit.

Does living in the New Town or Old Town affect what I can install?

It can. The Old Town sits within a UNESCO World Heritage Site and solar is generally not permitted on visible elevations. The New Town and several other areas (Stockbridge, Marchmont, Morningside, Coltbridge and Wester Coates among them) are conservation areas, where rear-facing, non-visible installations are typically more straightforward than anything visible from the street. Listed buildings need Listed Building Consent regardless of where the panels go. Your installer checks what applies to your specific property.

Can I get a heat pump if I live in a tenement or listed building?

It depends on the property. Heat pumps need outdoor space for the external unit, which can be more limited in tenement flats, and any external unit on a listed building or in a conservation area may need approval, same as with solar. This is checked at the property visit.
